Sounds to me like your vaporizer/regulator is working okay although propane over time puts out a gummy tar-like substance that builds up. I agree with Jon that your regulator is okay if it runs good. One thing to look for is the fitting coming out of the regulator is tight. On my pickup I have to tighten this fitting every year or two. Also, the closer your regulator is to your carburetor the easier it will start.
